Shiny New Gems In Antique Settings

There are a lot of beautiful, historical features throughout Coweta and Fayette counties, including the courthouses and libraries as well as stately homes. Some of the older buildings, however, need a makeover to be at their best. Happily, both counties are benefiting from people with vision who've taken up the challenge and are improving the look and vitality of the area.

Newnan

Sitting across from the Coweta Courthouse, the former Rooks Florist building had served as a theater, a department store and a florist shop through the years. It sat empty for quite a while--and then Garry Sobel and Steve Grubenhoff, the partners who comprise Scout Properties, saw it as an incredible opportunity.

"What we found was an historic and strong structure in a prime location on the main road with a constant flow of traffic leading into downtown Newnan. The property faces the Courthouse and there are several thousand employees and residents within walking distance to the Square," says Garry.

Even more important than a building ripe for renovation, he stresses, was the vibrant community and the support and enthusiasm from the folks at Main Street Newnan.

"Our downtown is the business center of Coweta County," says Linda Bridges-Kee, Director of Business Development for Newnan, "and we're proud of what Scout Properties is doing for Main Street Newnan. They're the type of investors that not only bring resources to the table, but bring ideas and a true concern for benefiting the community as a whole. We look forward to successful partnerships in the future."

Garry and Steve knew what it would take; they have a successful background in renovating properties in historical areas and had done similar projects in towns like Decatur. In August 2004, they took on the Rooks building project.

The outside of the structure got a major face lift, including the installation of six windows on the second floor to bring in more light and increase the overall appeal. A new entrance vestibule and internal stairwell were constructed and the downstairs was divided into two retail spaces.

As they were gutting and renovating the interior, they found that the building had a lot of history--and patchwork construction through the years.

Steve says, "One of our great discoveries was a brick wall plastered with old movie posters upstairs, left over from the movie theatre years. We tried to preserve what we could of them."

Once the first floor renovation was well underway, they began considering possible tenants. One of their main objectives was to draw new businesses that would be beneficial to the area, not relocate those already near the Courthouse.

"Here was a historical downtown as busy and attractive as any other we'd seen in Georgia," Garry says. "And the first thing we noticed is that there was no coffeehouse--no real gathering place."

Main Street Newnan agreed that it was something that would be good for the community.
So Garry and Steve took the initiative and looked for a coffeehouse that would be a good fit in their new building. They drove to several towns in Georgia and finally found what they were looking for in Carrollton.

"When we walked into Gallery Row, we knew it was the right place--comfortable, clean, upscale and inviting," Garry explains. "We got the owner's name, Bill Anderson, and immediately began working on a plan to bring him into our new building."

By a fluke, that same day, Bill met Linda of Main Street Newnan at an event in Carrollton. Obviously, everyone agrees, it was a move that was meant to be. Gallery Row opened its Newnan location in August 2005 and became an immediate hit as a popular meeting spot for everyone in the area.

Garry and Steve then sought out a business that would complement the coffeehouse and the feel of the Square; they settled on Heritage Quilts & Fabrics, a specialty quilt shop. Owner Kris Townsend feels that the historic building is a perfect fit for a quilt shop that celebrates the history and artistry of quilting. The shop, which opened on December 5, 2005, specializes in high quality fabrics and offers classes for beginner to advanced quilters.

With the first floor tenants in place, it was time to turn their attention to the second floor. "We thought about making the upstairs into residential lofts, but the layout didn't support that idea," says Steve. "The space will best fit service-based retail or office suites."

Fayetteville

Few of us can remember when Jeff Davis Drive was a sleepy street lined with some of Fayetteville's most beautiful homes. These days, it's the third most traveled roadway in the city, though it still retains its historical air with tree-lined medians. Many of the old houses have been renovated to their past splendor and house
successful businesses.

One project in particular has been turning the heads of everyone who travels down that street. The Jeff Davis Intown Condos, formerly an
apartment complex, have undergone drastic changes, thanks to the vision and combined efforts of the City of Fayetteville and THOMPSON & COMPANY Real Estate Development & Sales.

As apartments, the Jeff Davis barracks-style complex had grown tired and rundown. But the location was superb--in walking distance to most of Fayetteville's shopping and amenities. And the tenants in the 40 units formed a strong, stable community.

Alex Thompson says that he had tried to purchase the property about five or six years ago, but was unsuccessful. When he approached the owner more recently, the timing was good for everyone and the $9 million project got underway. There was no financial subsidy available for this project; Alex had to secure bank construction financing and take on the financial risk himself.

He knew it was a worthwhile venture. After all, his experience in real estate and development
is extensive. Alex has developed a number of residential and commercial properties, such as Bay Branch Condominiums in Fayetteville and Crosstown Storage in Peachtree City.

A Georgia native with a background in accounting finance, Alex moved to Fayette County in 1978. In 1984, he founded THOMPSON & COMPANY, an accounting firm in Fayetteville. The business evolved into real estate finance, syndication, brokerage and sales and, finally, development and construction. He also owns and serves as broker for Alex Thompson Realty, Inc., a full service real estate firm.

"As soon as I found out the owner was ready to sell, I went to the City," Alex says. "I had a strong vision of what I could do here, but there were zoning issues that had to be ironed out. The City of Fayetteville worked hand-in-hand with me to make this happen. It took many meetings through the months, but they wrote up and passed a new zoning ordinance to facilitate the redevelopment in this area. Ours is the first project under that ordinance."

To be a financially feasible venture and to keep the condos affordable, more units needed to be built on the four-acre site. The City accepted the increased density and Alex agreed to include some incentives, including saving as much plant life as possible, repairing the sidewalks and building a quaint pedestrian park adjacent to the Condos.

As you pass the Jeff Davis Condos, you're struck by the charming, Savannah Row House style with multi-colored facades and different elevations. There's black iron fencing, brick sidewalks and beautiful landscaping, too.

Joe Morton, Fayetteville City Manager, says, "When Alex initially approached the City staff we
knew immediately that this project would require us to think outside of the box. It resulted in the development of the City's new redevelopment ordinance. It's a rewarding partnership and we're especially satisfied with the result."

Walk inside any of the 68 condominium homes and you'll be impressed by the spacious rooms, high ceilings, new appliances and stunning décor. The variety of floor plans and designs give each unit its individuality.

The renovation is much more than a facelift. THOMPSON & COMPANY gutted the structure; a new roof was put on, two-hour firewalls were built between the units, electricity and other utilities were replaced. In short, everything was brought up to comply with current building codes.

"Our redevelopment renovation was so extensive, all the original units are considered new construction by Georgia Power, Fannie Mae and the City of Fayetteville," explains Alex.

The project is also considered a success from several other entities. THOMPSON & COMPANY has received the Best Redevelopment Project from the City of Fayetteville; they also shared recognition with the City with a 2004 Exceptional Merit Award from the Atlanta Regional Commission and the 2005 Georgia Downtown Award. The project was also a finalist for the 2005 Magnolia Award, presented by the Georgia Department of Community Affairs.

Alex says this has been the most ambitious and rewarding project that he's been involved in--not simply from a financial standpoint and the awards that the project has garnered, but more so from satisfaction and pride expressed by the City and residents.

"I can't go into the post office--or anywhere around here--without someone stopping me to remark on the Condos," Alex says, enthusiastically. "We've learned a lot from this project and now we'd like to help other developers, other cities and other property owners with similar opportunities."

Lake Redwine Plantation

Situated north of Newnan, Lake Redwine Plantation boasts new and custom-built executive homes set in a lush, natural environment. The 1,300-acre wooded Coweta County community is centered around 300-acre Lake Redwine which provides wonderful opportunities for sailing or fishing.

An exciting new section of the community, Phase 10, recently opened, offering new lakefront and lake view lots. On the west side of the lake, a new marina also opened, providing boat storage for residents. Two new community docks, great for fishing or enjoying lake views, will open in the near future.
